The Plan
Owners contribute towards a €5.3 million "Trophy Home" called XANADU; a Signature Detached Villa - located on the Palm Jumeirah in Dubai. This is an exceptionally large home sufficiently large to accommodate up to six couples or three families.
Your neighbours on “The Palm” will include international celebrities and sports stars including Bill Clinton, Ernie Els, Tiger Woods, David Beckham, Michael Owen, Stephen Gerrard, Robert De Niro, Kenny Dalglish, Colin Montgomery and either Brad Pitt or Jennifer Aniston! Each of these has bought a similar Signature Villa, as have 7 people from the Financial Times wealthiest top 100 list.
Owners subscribe € 200,000 each to purchase a two week (1/26th share). Additional weeks may be purchased at a cost of €90,000. (A number of one week, 1/52nd shares may also be offered at a cost of € 105,000 each). Priority will be given to owners purchasing a two week or greater share. These prices include all legal fees. Unsecured loan finance is available for up to 90% of the purchase price at very competitive rates. Loan repayments are arranged to suit purchasers and can be spread over any period up to 10 years.
You can of course reduce the cost of your investment by forming your own mini syndicate and purchasing your share in conjunction with others.
Each owner will be allocated use of the Villa for two weeks each year. One week will be allocated in each of the high and low seasons and owners may request the weeks of their choice. (Owners who purchase a 1/52nd share will be allocated one week annually alternating each year between high and low seasons). You can holiday on your own or with family and friends or you can lend it without restriction.
Weeks unused by investors will be offered by G.I.P. on the very lucrative short term holiday rental market. The Villa has a weekly rental value of € 5,000 to € 15,000. Such rental received will be pooled, to be divided pro rata for the benefit of all owners who do not use their allocated week(s). Based on bookings received to date the occupancy rate for 2008 ( the first year ) will exceed 70%.
The Villa called XANADU is now available for use by owners, and for holiday and corporate rental. It has its own dedicated web site where bookings can be made automatically on-line. Check www.xanadubai.com where you can view photographs of the villa, make bookings, or check prices and availability.
With capital appreciation and possible rental income to look forward to, participants can expect a substantial return on their investment.
